Job summary

Monteith Construction seeks a Preconstruction Manager to lead estimating from start to finish on diverse building projects across North and South Carolina. The role requires energy, initiative, and strong communication to coordinate take-offs, plans, and bid strategies.

Ideal candidates have 3–5 years in construction management or estimating and a related bachelor’s degree, with proficiency in Planswift, iSqFt, Bluebeam, Excel, and Outlook, plus willingness to travel NC/SC.

Qualifications

• Minimum 3–5 years experience in construction management or estimating.
• A bachelor’s degree in Engineering, Construction Management or a related field is very strongly preferred.
• Ability to create and sustain relationships between Monteith and owners, architects, engineers, and subcontractors.
• Excellent communication skills; both written and oral.
• Attention to detail.
• Ability to work independently.
• Experience with electronic take-off and estimating software; Planswift, iSqFt, Bluebeam preferred.
• Proficiency with Microsoft Office suite.
• Ability to travel (NC / SC)

Responsibilities

• Provide timely and accurate material take-offs.
• Read and interpret plans and specifications, and addenda.
• Incorporate historical data from purchase orders and subcontractor reports into estimates.
• Review proposal specs and drawings to determine scope of work and contents of estimate.
• Prepare estimates by calculating takeoffs of multiple scopes of work.
• Develop conceptual estimates.
• Develop price work based on production rates and subcontractor input.
• Coordinate total estimating effort for bids/projects as assigned.
• Maintain files of working documents as backup for estimates figures.
• Communicate with project owners, contractors, and others to discuss cost data.
• Follow awarded contracts; handle extra work items and change orders.
• Use electronic take-off software and office apps.
