Job summary

Tom Trese Networking LLC is seeking a Preconstruction Manager to lead the preconstruction phase, develop budgets, schedules, and value-driven solutions in line with company standards.

You will oversee estimating, procurement coordination, and collaboration with design partners and owners to ensure accurate, timely deliverables and successful project planning before construction starts.

Qualifications

• Bachelor’s degree in CM/engineering/architecture or related field.
• 7–10 years in estimating, preconstruction, or PM.
• Knowledge of Design-Build, CMAR and negotiated delivery.
• Experience in cost estimates and GMP proposals.
• Leads client-facing budget and schedule discussions.
• Proficient with Procore and Bluebeam.
• Strong organizational and communication skills.

Responsibilities

• Lead estimating team across all design phases.
• Manage project budgets through GMP development.
• Develop milestone pricing schedules and reviews.
• Direct value engineering with owners and design teams.
• Develop preconstruction schedules and manage constructability reviews.
• Coordinate GMP development and owner presentations.
• Ensure turnover to Operations after preconstruction.
• Coordinate with contracts and procurement teams.
• Lead client-facing budget presentations at milestones.
• Maintain risk monitoring and mitigation in preconstruction.
