Job summary

Pyramid ETC Companies, LLC is seeking an experienced Project Manager to lead large-scale, tenant-occupied affordable housing projects in Ramsey, NJ and surrounding NJ/NY areas. The role requires strong PM skills and a thorough understanding of construction processes.

Responsibilities include preparing scopes, bidding, scheduling, budgeting, and coordinating with owners, engineers and city officials to ensure timely project completion. Travel is required for project oversight.

Qualifications

Minimum 5+ years experience in Construction Project Management.
Experience working in occupied multi-family residential units.
Bachelor’s degree in engineering, construction or a related field is a plus.

Responsibilities

Prepare comprehensive scopes and RFPs.
Strong knowledge of mechanical systems (HVAC, Boiler, etc.).
Estimate projects.
Create comprehensive project schedules and manage them.
Execute subcontractor bidding procedures including Scopes of Work, Bid Lists, and Unit Cost Bid Comparisons.
Interface with Owner or Owner’s Representative on schedule and critical issues.
Prepare and follow project budgets and AIA payment documents.
Coordinate permits with local building departments and project closeout with officials.
Manage construction scheduling, long-lead items, and critical paths.
Schedule and conduct Owner, Architect, CM meetings and distribute minutes.
Hold weekly production and safety meetings and monitor site safety.
Review jobsite progress for quality and conformance to drawings.
