Job summary

Liberty Personnel Services, Inc. seeks a Senior Project Manager in Des Moines to lead multifamily construction projects from preconstruction through closeout.

Qualifications

• 5-10+ years of construction project management experience.
• Experience managing projects in the $20M-$50M range.
• Multifamily construction experience strongly preferred.
• Strong understanding of CPM scheduling, budgeting, forecasting, and cost-control.
• Subcontractor procurement and management; contract and change-order negotiation.
• Experience working directly with owners and clients; effective leadership and communication.
• A four-year construction-related degree is preferred; equivalent training/experience will be considered.
• Knowledge of Microsoft Project, Microsoft Office, contract documents, scheduling, productivity analysis, equipment utilization, and project cash-flow management.

Responsibilities

• Lead overall execution and financial performance of assigned projects.
• Oversee projects ranging from $20M-$50M; manage preconstruction to closeout.
• Develop and manage budgets, cost controls, and forecast projections.
• Administer CPM scheduling and schedule management; manage subcontractor procurement and negotiations.
• Oversee contracts, change orders, and payment applications; monitor cash flow.
• Ensure quality control, safety coordination, and project closeout; address warranty issues and owner follow-up.
