Legal Paralegal - Commercial Real Estate
Inspire Brands is seeking a highly skilled Legal Paralegal with extensive experience in commercial real estate to support our expanding portfolio. The successful candidate will be responsible for a wide range of legal and transactional tasks related to property leases, acquisitions, dispositions, easements, and eminent domain proceedings.
Key Responsibilities:
- Order and review title commitments, legal descriptions, surveys, and environmental reports; prepare objection letters for new leases and purchases.
- Draft and review transactional documents including leases, amendments, termination agreements, purchase and sale agreements, subleases, options, notices, easements, and closing documents across multiple states.
- Assist in drafting and responding to legal notices.
- Maintain electronic legal files for each property transaction.
- Review and prepare critical date summaries and send reminders to internal teams.
- Prepare and review estoppel certificates, SNDA's, and other lease administration documents.
- Review franchisee-developed leases for rights of first refusal or assumptions.
- Evaluate the feasibility of easements and site reconfigurations; draft and negotiate related documents.
- Negotiate licenses and easements; draft and finalize related agreements.
- Lead eminent domain proceedings, negotiate compensation, and coordinate with relevant departments.
- Participate in regular conference calls with business, development, and legal teams.
- Serve as a resource for portfolio management and coordinate with title companies for document acquisition and title insurance.
- Collaborate with legal and departmental teams throughout transaction processes, including post-closing.
- Develop knowledge of real estate processes and documentation requirements across states.
Qualifications:
- B.A. degree required.
- Minimum of 10 years' experience as a paralegal in commercial real estate, either in-house or at a law firm.
Skills and Abilities:
- Expertise in retail leasing, acquisitions, divestitures, and condemnation actions.
- Strong client service orientation, organizational skills, and multi-tasking ability.
- Excellent drafting, communication, and resourcefulness.
- Proficiency in Word, Excel, and document management software such as CoStar, Dealpath, and Lucernex.
- Ability to work effectively within a team of legal and non-legal professionals.
