Job summary

Irvine Company Apartment Communities is seeking a Service Manager II to oversee maintenance operations for large communities in the San Jose area. You will lead a maintenance team handling service requests, preventative maintenance, and turnovers while managing budgets, inventory, and vendor coordination.

The role emphasizes safety compliance (OSHA) and strong customer service, with responsibilities including audits, KPI tracking, and cross-site leadership to ensure high-quality operations.

Qualifications

• Requires EPA 608 (Core and Type II) certification.
• Excellent written and spoken English communication.
• Willingness to travel between communities daily; valid CA driver’s license.
• Ability to perform physical tasks and raise/lower loads as described in requirements.

Responsibilities

• Hires, trains, coaches, and manages maintenance staff to meet performance metrics.
• Anticipates customer needs and delivers proactive service; empowers associates.
• Supervises common areas and vacant units to company standards, identifying hazards.
• Manages work orders, unit turnovers, preventive maintenance, vendor coordination, inventory, and invoicing.
• Ensures financial and operational compliance; conducts regular audits and KPI-driven performance.
• Drives team performance toward achieving and exceeding financial metrics and KPIs.
