Job summary

W3Global seeks an experienced Senior Project Manager for a major multifamily development in Long Beach, CA. You will lead schedules, budgets, and contracts, coordinating with vendors, subs, and stakeholders to deliver a podium-style project on time and within scope.

The ideal candidate has 10+ years in construction, 7+ years in multifamily PM, and Podium construction experience, with strong leadership and communication abilities. OSHA 30 and First Aid/CPR are expected credentials.

Qualifications

• Bachelor’s degree in Architecture, Civil Engineering, Construction Management or related field.
• 10+ years in construction or related field with 7+ years in multifamily construction PM.
• Experience leading teams and coordinating multiple stakeholders.
• Podium construction experience required.
• Proven budgeting, scheduling, and cost-control capabilities.
• Proficient with MS Project and Windows-based tools.

Responsibilities

• Manage project buyout, subcontractor selection and contract negotiations.
• Oversee project budgets, job costs, forecasting and financial objectives.
• Maintain construction schedule and track progress via site reports.
• Perform onsite inspections to ensure plans, specs, and quality are met.
• Review contractor invoices, change orders and expenditures.
• Keep costs aligned with budgets and projections.
• Lead projects through scope, budget, and occupancy milestones.
• Coordinate development activities with contractors, vendors and partners.
• Act as liaison between onsite teams and corporate departments.
• Hire and mentor Project Engineers, PMs and Superintendents.
• Communicate effectively with senior leadership and stakeholders.
• Identify risks and develop solutions to keep on track.
