Job summary

Greystar is seeking an experienced Senior Maintenance Supervisor for Soma Towers to cover a 90-day LOA and lead a maintenance team. You will manage vendors, oversee make-ready processes, and ensure high standards of service and safety for residents.

Knowledge of hot water repair, carpentry, and tool use is required, with proficiency in MS Office and Yardi/OneSite. Housing discounts up to 40% and a robust benefits package accompany a competitive hourly rate.

Qualifications

• Vast maintenance management experience in multifamily housing.
• Knowledge of Hot Water Heater repair and maintenance; carpentry required.
• Knowledgeable and skilled in safe use of hand and power tools and mechanical equipment.
• Proficient in MS Office Suite and property management software (Yardi/One Site).
• High level of professionalism in manner and dress.

Responsibilities

• Manage completion of all work orders from resident requests and ensure routine maintenance is diagnosed and repaired or replaced per policy and budget.
• Oversee make-ready process to prepare vacant apartments for leasing, schedule vendors, inspect work.
• Develop standards for cleanliness and appearance of grounds, amenities, and buildings.
• Periodically inspect work by service team and contractors to ensure quality.
• Maintain inventory of spare parts and maintenance materials within budget.
• Prepare maintenance and capital expense budget; analyze financial statements and reports.
• Complete monthly Preventative Maintenance procedures as outlined.
• Support cost-cutting by prioritizing repair over replacement and guarding material use.
• Conduct safety meetings and ensure OSHA compliance; maintain MSDS accessibility.
• Demonstrate customer service, addressing resident questions and urgent work orders efficiently.
