Job summary

Cortland is seeking a Service Manager to lead the maintenance team at a multifamily community. You will ensure safety, asset preservation, and exceptional resident service while directing preventive maintenance and coordinating budgets and vendors.

You'll manage a skilled team, mentor technicians, and uphold safety and quality standards in a high-performance environment. This role demands strong leadership and hands-on technical capabilities.

Qualifications

• 3-5+ years in maintenance across carpentry, plumbing, electrical, and HVAC.
• High school diploma required; technical training preferred.
• EPA and CPO certifications required.
• Valid Class E driver's license.
• Knowledge of EPA, OSHA, ADA, and Fair Housing laws.
• Strong leadership, training, and team management abilities.
• Willingness to work evenings, weekends, and on-call.
• Ability to read manuals and interpret equipment docs.
• Excellent customer service and communication skills.
• Multifamily experience preferred.

Responsibilities

• Lead maintenance team and oversee operations to keep the community safe and functional.
• Diagnose and resolve complex issues across electrical, plumbing, HVAC, and related systems.
• Manage preventative maintenance programs, scheduling, and work orders.
• Oversee budget tracking, vendor coordination, and inventory management.
• Promote safety culture and ensure compliance across all activities.
• Support on-call rotations and provide hands-on assistance when needed.
