Job summary

MMS Group seeks a Maintenance Superintendent for an 83-unit property in Baton Rouge, LA. You will oversee residential maintenance, inspections, and preventive programs, covering plumbing, electrical, and carpentry.

The role requires 5+ years of multifamily experience, a high school diploma, a valid driver's license, and a boiler/fire safety certification. Ensure safety, codes compliance, and after-hours support as needed.

Qualifications

• Five+ years of residential multifamily property management/apartment maintenance.
• High School Diploma or equivalent.
• Plumbing, electrical, carpentry, appliance maintenance, masonry, HVAC, and boilers.
• Valid driver's license.
• Fire Safety and Boiler License certification.

Responsibilities

• Work Orders: efficiently complete all daily work orders.
• Communication: inform supervisor of delays in a timely manner.
• Regular Maintenance: troubleshoot issues in plumbing, electrical, appliances, and carpentry.
• Apartment Inspections: assist in scheduling annual inspections and move-in/move-out checks.
• Unit Turnover: coordinate turnover repairs with office team.
• Preventative Maintenance: maintain records and know contracts and suppliers.
• Building Codes: stay current on building codes and safety standards.
• Trash: maintain trash areas.
• OSHA: understand meter cut-offs and safety procedures; work within policies.
• Emergency Response: respond to after-hours emergencies per policy.
• Additional Duties: perform other duties as needed.
