Job summary

MMS Group in Washington, DC is seeking an experienced Maintenance Superintendent to manage all aspects of residential property maintenance at a 129-unit property. You will supervise interior and exterior inspections, preventive maintenance, and repairs across plumbing, electrical, and carpentry.

The role requires five+ years of multifamily maintenance, a high school diploma, and a valid driver’s license. You’ll work on daily work orders, coordinate with the management office, ensure safety

Qualifications

• Five+ years of residential multifamily property management/apartment maintenance.
• High School Diploma or equivalent.
• Skills in plumbing, electrical, carpentry, appliance maintenance, masonry, HVAC, and boilers.
• Valid driver's license.
• Certification: Fire Safety and Boiler License.

Responsibilities

• Work Orders: Efficiently complete all daily work orders.
• Communication: Communicate any delays in completing a work order with the supervisor in the management office.
• Regular Maintenance: Troubleshoot repair and maintenance issues involving electrical, plumbing, appliances, and carpentry.
• Apartment Inspections: Assist the property manager in scheduling annual apartment inspections and during move-in/move-out inspections.
• Unit Turnover: Ensure turnover repairs and services are completed and on schedule.
• Preventative Maintenance: Maintain records for preventive maintenance, building mechanicals, service requests, and turnover status; know contracts and suppliers.
• Building Codes: Stay current on all applicable building codes and safety standards.
• Trash: Maintain trash areas.
• OSHA: Knowledge of water and gas meter cut-offs, all apartment and fixture cut-offs, and sewer clean-outs; operate within OSHA standards.
• Emergency Response: Respond to emergency calls after hours per policy.
• Snow Removal: Assist in snow removal during a snow event.
• Additional Duties: Perform other duties as outlined in the job description.
