Job summary

THS National, LLC is seeking a Construction Project Manager for Charleston, SC to plan, direct, and coordinate multifamily renovations. You will manage budgets, schedules, and client relationships while ensuring projects meet time frames and funding parameters.

The role emphasizes subcontractor/vendor management, due diligence, and comprehensive documentation to support project milestones and closeout. Travel is minimal, with a focus on market growth.

Qualifications

• 4+ years of Construction PM experience.
• Previous multifamily project experience.
• Experience managing Submittals & Commitments and related schedules.
• Experience building Subcontractor & Vendor resources in new markets.
• Strong project management software experience (MS Project, Procore, etc).
• Valid state-issued driver’s license and good driving record.
• Availability for minimal travel on a monthly basis.
• Bachelor's degree in Construction management, construction science, engineering, architecture, or related field from an accredited university, preferred but not required.

Responsibilities

• Develop and execute project-specific and client-driven expectations, schedules, budgets, strategy and detailed assumptions.
• Build and maintain rapport with client representatives and ensure scopes and deliverables are understood.
• Coordinate due diligence efforts and deliver documentation.
• Guide client and team through planning, execution, documentation, sign-off and closeout.
• Prepare subcontract agreements and purchase orders; manage contractor/vendor selection within budget.
• Facilitate kickoff and coordination meetings with stakeholders to ensure clear communication.
• Oversee project progress and provide timeline and progress reports.
• Act as primary client contact throughout the project.
• Develop a detailed project budget based on data and assumptions.
• Maintain Master Project Schedules and ensure on-time completion and reporting.
• Manage performance to schedules, milestones, and critical path items.
