Job summary

Top Echelon Software, LLC is seeking a seasoned Preconstruction Manager to lead estimating and preconstruction efforts for large multi-family residential, apartment, and senior housing projects in Columbus, OH. You will manage the entire estimation process, build critical industry relationships, and present cost strategies directly to clients.

Relocation assistance is available and compensation ranges from $130,000 to $160,000 plus bonuses, commensurate with experience.

Qualifications

• 5–10 years of experience in large multi-family residential estimating (apartments, HUD, OFHA, senior housing).
• Deep knowledge of current market pricing and unit pricing.
• Proven ability to build and maintain relationships with owners, architects, and subcontractors.

Responsibilities

• Lead, create, and finalize comprehensive project estimates.
• Perform value engineering and source alternatives with cost implications.
• Build qualified subcontractor bid lists and analyze submitted bids and scopes.
• Develop preliminary preconstruction schedules and staffing guidelines.
• Complete detailed takeoffs and present cost information to clients.
• Review estimates prepared by other team members for quality control.
