Job summary

Top Echelon Software LLC is seeking a seasoned Preconstruction Manager to lead estimating and preconstruction efforts for large multi-family residential, apartment, and senior housing projects in Columbus, OH.

You will manage the entire estimation process, build critical industry relationships, and present cost strategies directly to clients, ensuring accurate takeoffs and value engineering across projects.

Qualifications

5+ years of experience in large multi-family residential, apartments, HUD, OFHA, and senior housing estimating.
Deep understanding of current market pricing and unit pricing.
Proven ability to establish and maintain strong relationships with owners, architects, and subcontractors.

Responsibilities

Complete estimating: Lead, create, and finalize comprehensive project estimates.
Value engineering: Research materials, source alternatives, and develop value engineering ideas with costs.
Bidding & procurement: Build qualified subcontractor bid lists, call subcontractors to secure bids, and analyze bids and scopes.
Project planning: Develop preliminary preconstruction schedules and determine staffing and general condition requirements.
Takeoffs: Complete detailed On-Screen Takeoffs.
Client presentations: Prepare professional documents and present cost information to clients.
Quality control: Review, analyze, and correct estimates prepared by others.
