Job summary

Top Echelon Software, LLC seeks a seasoned Preconstruction Manager to lead estimating and preconstruction efforts for large multi-family residential projects. You will manage the entire estimation process, build critical industry relationships, and present cost strategies directly to clients.

Qualifications

5–10 years of experience in large multi-family residential, apartments, HUD, OFHA, and senior housing estimating.
Deep understanding of current market pricing and unit pricing.
Proven ability to establish and maintain relationships with owners, architects, and subcontractors.

Responsibilities

Lead, create, and finalize comprehensive project estimates.
Research materials, source alternatives, and develop value engineering ideas with costs.
Build qualified subcontractor bid lists and analyze bids and scopes.
Develop preliminary preconstruction schedules and determine staffing and conditions.
Complete detailed On-Screen Takeoffs.
Prepare professional presentation documents and present cost information to clients.
Review, analyze, and correct estimates prepared by others.
