Job summary

Horning Management LLC Corporation is seeking a seasoned Maintenance Technician III to perform advanced multi-trade repairs across rental units, common areas, offices, and grounds. You’ll lead complex turns, mentor Tech I/II, and support the PM program while ensuring safety and resident satisfaction.

The ideal candidate has 5+ years of multifamily maintenance experience, EPA Universal certification, and strong customer service.

Qualifications

High school diploma or GED with 5+ years of related maintenance experience, or an advanced trade credential with 3+ years of related experience.
Demonstrated multi-trade mastery across electrical, plumbing, HVAC, appliances, and carpentry.
EPA Section 608 Universal certification.
Experience mentoring or training junior technicians.
Strong customer-service orientation and effective communication skills.
Flexible to changing priorities, weather conditions, and emergencies.
Ability to work both independently and with a team.
Reliable transportation to the worksite.

Responsibilities

Independently diagnose and complete advanced repairs across multiple trades.
Tackle complex multi-trade work and mentor junior technicians.
Document repairs in the work order system with parts, labor, and root cause.
Lead vacant unit turn cycles and coach quality standards.
Own portions of the preventive maintenance program and schedule routine PM work.
Mentor and train Tech I and II staff on the job.
Coordinate vendor work and ensure quality before sign-off.
Serve as working lead in the absence of the Maintenance Supervisor.
Maintain safety, PPE, and compliance with Horning policies.
