Job summary

Horning is seeking an experienced Maintenance Technician III for Brittany Commons, a 576-unit community in Fredericksburg, VA. You will own advanced HVAC, plumbing, and electrical work, lead the toughest unit turns, and mentor junior staff.

This role requires multi-trade depth, EPA 608 Universal and OSHA 10 certifications, and a willingness to participate in on-call rotations. The position offers growth toward Lead Tech or Maintenance Supervisor and a comprehensive benefits package.

Qualifications

• Five+ years of multifamily, residential, or commercial maintenance experience.
• Demonstrated multi-trade mastery across HVAC, plumbing, electrical, appliance repair, and carpentry.
• Experience mentoring, training, or leading junior technicians.
• EPA Section 608 Universal certification.
• OSHA 10 certification.
• Certified Pool Operator (CPO) or willing to obtain.
• High school diploma or GED.

Responsibilities

• Diagnose and complete advanced repairs across HVAC, plumbing, electrical, appliances, and carpentry.
• Lead the toughest unit turns end to end to lease-ready standard.
• Own portions of the preventive maintenance program across 576 homes.
• Maintain pool and amenity areas under Certified Pool Operator standards.
• Mentor Technician I and II; coach and quality-check work.
• Coordinate vendors and oversee capital projects.
• Step in as working lead during supervisor's absence.
• Lead resident communication and document work in AppWork and Yardi.
• Participate in on-call rotation after hours.
