Job description

Position Title: Senior Maintenance Technician

Department: Facilities Services (CBU)

Advertised Pay: $21.00/Hr

Campus Location: Washburn University

This position performs the duties of a Senior Maintenance Technician.

Essential Functions:
Employees are expected to use equipment to manufacturer and University standards, operate tractors and hand tools safely, and comply with University and OSHA policies and regulations. New employees must complete safety training within 6 months of hire.

  1. Operate heating and boiler systems, monitoring steam boilers on site for scheduled operations. Make needed repairs to all boilers, pumps, and support equipment.
  2. Install, maintain, and repair duct work, refrigeration piping; air conditioning units; exhaust equipment; kitchen equipment such as walk-in coolers, freezers, refrigerators, and ice makers; doors and door closers; and other materials and mechanical equipment as needed by campus departments and buildings.
  3. Work with and assist engineers, contractors, and consultants who evaluate building systems operations for maintenance, expansion, and repair by explaining University practices and/or providing information regarding University procedures.
  4. Inspect buildings; plumbing, electrical, and HVAC equipment and systems and report identified deficiencies.
  5. Perform maintenance and repair work on buildings and mechanical systems as assigned from inspections or Computerized Maintenance Management System work orders. Work may include but is not limited to tasks such as the following:
    1. Inspecting and testing air compressor, fire sprinkler piping systems, grease traps, sewer pumps, and other systems and equipment.
    2. Repairing and/or replacing ceiling tiles, floor tile, cove bases, lamps, ballasts, doors, locks, and other building materials.
    3. Patching and painting interior walls and surfaces.
    4. Clearing sewage blockages and drain lines.
    5. Troubleshooting systems and equipment.
    6. Calibrating thermostats.
    7. Locate underground utilities such as natural gas, water, sewer, etc., for dig permits.
  6. Record completed repairs using Computerized Maintenance Management System or other University software.
  7. Recommend process improvements to Facilities supervisors and administrators.
  8. Effectively utilize Building Automation Systems (BAS).
  9. Maintain a professional, safe, and clean work area.
  10. Provide service support for campus events.
  11. Snow removal duties as assigned.

Required Qualifications:

  1. High school diploma or GED equivalent.
  2. Formal training in Building Maintenance.
  3. Stable/continuous work history.
  4. Two years of experience in Building Trades, HVAC, steam boiler operations, and/or troubleshooting equipment controls.
  5. Ability to communicate effectively.
  6. Ability to read and apply information from schematics and building blueprints.
  7. Valid Kansas driver’s license with an acceptable driving record under University standards.

Physical Requirements:

  1. Ability to move and/or maneuver equipment and materials weighing as much as 50 pounds.
  2. Ability to work from a ladder and/or a lift.
  3. Ability to respond to emergency service calls outside regularly scheduled work hours.

Preferred Qualifications:

  1. Expertise in at least 3 skill sets associated with Building Trades. Graduate of a trade school Welding and steel fabrication skills. Locksmith experience. Troubleshooting skills/experience in HVAC, electrical systems, and controls.
  2. Experience with computerized maintenance management system.
  3. Experience with Building Automation Systems (BAS).
  4. Experience with frequency drives.
  5. Safety or Chemical Management training.
  6. EPA certification to reclaim and handle Freon (CFC).

Hourly, Full-time, Mon-Fri, 8am-4:30pm
Background check, driving history, and drug screen are required.
