Qualifications

A Day in the Life
As a Highwoods Senior Maintenance Technician, you will be part of a team that strives to provide best-in-class service to customers in our full-service commercial office buildings in the Tampa Market. We're seeking someone passionate about providing exceptional service and fostering a sense of community for our diverse customer base within the portfolio.

Key Responsibilities Include:

  • Monitor the building HVAC system, including water chemical treatment programs for cooling towers and logging readings.
  • Identify enhancements to existing systems and maintain contact with manufacturing representatives.
  • Monitor and maintain budgets, with regular communication with the Senior Property Manager.
  • Order and maintain proper stock for repairs following budget guidelines.
  • Keep all records and equipment logs on a routine basis.
  • Assist in coordinating all life safety systems inspections, services, and repairs.
  • Investigate and monitor repeat customer-related calls and report them to the property manager.
  • Promote energy conservation through management programs and lighting initiatives.
  • Perform routine building inspections as per company policy.
  • Perform minor repairs to plumbing, HVAC, roof, windows, and doorways.
  • Install and repair ceiling tiles, wall coverings, vinyl tiles, carpet, and other fixtures.
  • Foster positive relationships with building customers to ensure high customer satisfaction.
  • Become proficient with the online service request system and handheld applications.
  • Assist with inclement weather preparedness and response.
  • Handle additional duties as assigned by the Maintenance Manager.
  • Maintain cleanliness and organization of maintenance shops, storage, and tools.

Education/Experience:

High School Diploma or equivalent required. Preferred education from:

  • State, county, or local government agencies
  • Approved technical institutes or colleges

At least 5 years of experience/education in commercial building systems maintenance, including:

  • EPA Certification (D)
  • HVAC, Electrical, Plumbing, Mechanical certifications/licenses
  • Basic computer skills (Microsoft Office Suite, Teams)

Availability for emergency calls during nights, weekends, and holidays on an on-call basis. Fundamental knowledge of building codes required.

Physical environment may include exposure to fumes, mechanical parts, outdoor conditions, and loud noise. Must be comfortable working at heights and climbing ladders.

Physical Demands:

Regularly required to talk, hear, stand, walk, bend, kneel, crawl, climb, and handle objects. Must be able to lift up to 50 pounds and have good visual acuity for various tasks. Clear communication skills required.
