A Day in the Life
As a Highwoods Senior Maintenance Technician, you will be part of a team that strives to provide best-in-class service to customers in our full-service commercial office buildings in the Tampa Market. We're seeking someone passionate about providing exceptional service and fostering a sense of community for our diverse customer base within the portfolio.

Key Responsibilities Include:

• Monitor the building HVAC system, including water chemical treatment programs for cooling towers and logging readings.
• Identify enhancements for existing systems and liaise with manufacturing representatives.
• Monitor and maintain budgets, communicating regularly with the Senior Property Manager.
• Order and maintain proper stock for repairs, following budget guidelines.
• Keep detailed records and equipment logs regularly.
• Coordinate all life safety systems inspections, services, and repairs.
• Investigate and report repeat customer-related calls to the property manager.
• Promote energy conservation through management and lighting programs.
• Conduct routine building inspections per company policy.
• Perform minor repairs to plumbing, HVAC, roof, windows, and doors.
• Install and repair ceiling tiles, wall coverings, vinyl, carpet, signage, etc.
• Foster positive relationships with building customers to ensure high customer satisfaction.
• Become proficient with the online service request system and handheld applications.
• Assist with severe weather preparedness and response.
• Handle other duties as assigned by the Maintenance Manager.
• Maintain cleanliness and organization of the maintenance shop, storage, tools, and mechanical/electrical areas.
• Demonstrate excellent customer service, organizational, and mentoring skills.

Education/Experience:

High School Diploma or equivalent required. Preferred education includes:

• Experience or education from government agencies, technical institutes, colleges, or universities.

A minimum of 5 years' experience/education in commercial building systems maintenance, with documented training/certification/license in fields such as:

• EPA Certification (D), HVAC, Electrical, Plumbing, Mechanical
• Construction, Roofing, Building Life Safety, Carpentry
• Basic computer skills (Microsoft Excel, Word, Outlook, Teams)

Availability for emergency calls during nights, weekends, and holidays on an alternating schedule (on-call). Fundamental knowledge of local building codes is required.

Work Environment:

Exposure to fumes, airborne particles, mechanical parts, vibration, and outdoor conditions (cold/hot weather, wind, precipitation). The noise level can be loud. Comfort working on roofs and climbing ladders is necessary.

Physical Demands:

Must be capable of talking, hearing, standing, walking, bending, kneeling, stooping, crouching, crawling, climbing, and handling objects. Ability to lift up to 50 pounds and perform visual tasks such as reading and perceiving colors is required. Good communication skills, both written and oral, are essential.
