Job summary

GSF Properties in Lompoc, CA is seeking an experienced Maintenance Technician II to join our team. This role leads maintenance efforts to keep the community safe, attractive, and well‑maintained, including coordinating repairs, preparing market-ready apartments, and supporting turnover tasks.

You will perform advanced repairs across HVAC, plumbing, electrical, carpentry, and appliances, handle service requests, and liaise with residents and vendors.

Qualifications

• Minimum 2+ years of apartment maintenance experience.
• Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and general maintenance.
• Experience diagnosing maintenance issues independently.
• Ability to manage work orders and on-call rotations.

Responsibilities

• Perform preventative maintenance and repairs on appliances, carpentry, hardware, electrical, plumbing, and HVAC.
• Complete service requests and repairs per procedures and standards.
• Prepare vacant apartments to be market-ready.
• Maintain grounds and curb appeal.
• Be available for on-call emergencies as needed.
• Maintain good relations with residents and vendors.
• Schedule vendors and order supplies with manager.
• Ensure timely completion of maintenance requests and work orders.
