GSF Properties Inc. in Hanford, CA is seeking a Maintenance Technician III to support our apartment community.

You will perform repairs, preventative maintenance, apartment turns, and respond to resident service requests to ensure a safe, clean, and welcoming living environment. The role requires hands-on skills across carpentry, plumbing, electrical work, HVAC, and appliance repair, with a strong emphasis on safety, quality workmanship, and excellent customer service.

Qualifications

Minimum of 5 years of apartment maintenance experience.
Strong understanding of apartment community operations and property management maintenance practices.
Technologically proficient with maintenance software, mobile devices, and web-based applications.
Hands-on experience in carpentry, plumbing, electrical repairs, appliance repair, and general maintenance.
Extensive knowledge of HVAC systems, plumbing, electrical systems, appliance troubleshooting, carpentry, and building maintenance.
Ability to diagnose, troubleshoot, and resolve maintenance issues independently.
Experience completing apartment turns (make-readies), preventative maintenance, building inspections, and resident service requests.
Knowledge of workplace safety procedures and OSHA standards.
Basic computer skills to navigate property management and work order systems.
Excellent customer service, communication, and organizational skills.
Self-motivated with the ability to work independently, prioritize tasks, and manage multiple projects effectively.
Willingness and ability to participate in an on-call rotation and respond to emergency maintenance requests as needed.
Valid driver's license, reliable transportation, and current automobile insurance required.
Availability to work a Monday through Friday schedule, 8:00 AM to 5:00 PM (40 hours per week).

Responsibilities

Respond to resident service requests promptly and professionally while delivering exceptional customer service.
Perform preventative maintenance, routine inspections, and apartment turns to ensure the community remains safe, clean, and well-maintained.
Troubleshoot, diagnose, and repair HVAC, plumbing, electrical, appliance, carpentry, and general maintenance issues.
Complete all maintenance work in compliance with company policies, safety standards, and industry best practices.
Maintain a clean, attractive, and welcoming environment for residents and guests.
Participate in an on-call rotation and respond to emergency maintenance requests as needed.
Collaborate with the property management team to ensure operational excellence and resident satisfaction.
Plan, prioritize, and coordinate maintenance activities to maximize efficiency and meet deadlines.
Lead by example while promoting a culture of safety, accountability, teamwork, and quality workmanship.
Assist with training, mentoring, and developing maintenance and grounds team members to support their professional growth.
Maintain positive working relationships with residents, vendors, and team members through strong communication and professionalism.
Stay organized, manage multiple priorities effectively, and consistently deliver high-quality work and an exceptional resident experience.
