Job summary

ResProp Management is seeking an experienced Maintenance Supervisor in Fletcher, NC to oversee all maintenance operations, manage work orders, and supervise a team of technicians. The role emphasizes safety, quality service, and timely unit turns.

The ideal candidate will have extensive maintenance and apartment-industry experience, EPA Universal certification, and a valid tool kit. On-site role with benefits including health, 401(k), PTO, and rent discounts.

Qualifications

• At least 8 years of general maintenance/repair experience.
• 3+ years of apartment industry experience.
• Management experience required.
• EPA Universal certification required.
• CPO certification preferred.
• Strong trade skills across plumbing, electrical, HVAC, drywall, painting, roofing, cabinetry.
• Must have own tool kit and reliable transportation.
• Must live within 30 minutes of the property and be able to rotate on-call.
• Ability to lift up to 50 pounds.

Responsibilities

• Oversee all aspects of service operations to meet goals.
• Participate in completing work orders (appliances, plumbing, HVAC, electrical).
• Maintain a positive attitude and deliver quality customer service to residents.
• Train maintenance teammates to reach their full potential.
• Provide input to Property Manager on teammate performance and actions.
• Assist Property Manager with recruiting and interviewing maintenance staff.
• Oversee organization of maintenance shop and property appearance.
• Research and evaluate current and potential maintenance products.
• Schedule and supervise all in-house and vendor work.
• Manage work orders and response times to meet deadlines.
• Oversee inventory, ordering, and delivery of supplies and equipment.
• Ensure a safe, healthy, accident-free environment; OSHA standards.
• Oversee unit turns and renovations within timeframes.
• Walk apartments on move-out to assess damage and prep for rent-ready.
