Job summary

NHE, Inc. is seeking an experienced Maintenance Supervisor to lead maintenance operations for a multifamily community in Greenville, SC. You will oversee repairs, unit turns, preventive maintenance, safety, vendor coordination, and supervision of on-site maintenance staff.

Qualifications

• 5+ years general maintenance experience; multifamily/industrial/institutional service req. preferred.
• 1+ year of supervisory experience.
• Strong troubleshooting in HVAC, plumbing, electrical, appliances, pools/spas, irrigation.
• Valid driver’s license or reliable transportation.
• Ability to read/write English and perform basic math.

Responsibilities

• Supervise, schedule, and perform daily maintenance operations.
• Coordinate with Community Manager on unit walks, inspections, move-ins/outs and project planning.
• Ensure repairs for occupied units are completed.
• Manage weekly make-ready schedules and service request assignments; monitor progress and quality.
• Assist with hiring, training, coaching, and evaluating maintenance staff.
• Respond to and prioritize resident service requests; ensure timely completion.
• Walk and prepare vacant units; ensure repairs and cleaning before move-in.
• Identify safety hazards, perform property safety audits, ensure PPE usage.
• Oversee preventive maintenance for equipment, systems, and apartments.
• Manage inventory, order supplies within budget, assist with annual budget.
• Maintain clean, organized maintenance areas; respond to emergencies and weather issues.
• Coordinate vendor work, warranty items, and quality control.
• Perform maintenance technician duties as needed.
