Fairfield Residential is hiring a Senior Maintenance Supervisor for one of our apartment communities in the San Jose area. You will lead maintenance operations, balance hands-on repair work with team leadership, and ensure resident satisfaction through proactive maintenance and strong service standards.

You will oversee budgeting, compliance, and the use of Yardi or similar software to manage service requests and inventory.

Qualificações

  • High school diploma or equivalent required.
  • EPA HVAC Type II or Universal certification preferred.
  • Certified Pool Operator (CPO) certification preferred.
  • Three or more years’ hands‑on apartment or building maintenance experience required.
  • Supervisory experience required.

Responsabilidades

  • Oversee maintenance repairs across the property and schedule preventative maintenance.
  • Respond to after-hours emergencies as needed.
  • Lead and develop a diverse maintenance team and deliver great resident service.
  • Manage service requests using Yardi or similar software and monitor budgets and inventory.

About the Role

As a Senior Maintenance Supervisor, you’ll lead the maintenance operations for one of our apartment communities, ensuring everything runs smoothly and residents love where they live. This role combines hands‑on technical work with team leadership and operational oversight. Below is a snapshot of what this role is all about. While there is more to it, this is the core focus.

Property Maintenance
  • Oversee and perform maintenance repairs across the property.
  • Schedule and monitor preventative maintenance.
  • Respond to after‑hours emergencies as needed.
Operations
  • Manage service requests using Yardi or similar software.
  • Maintain budgets and inventory.
  • Ensure compliance with safety and company policies.
Team Leadership
  • Lead and develop a diverse maintenance team.
  • Provide feedback and foster a positive work environment.
  • Deliver exceptional customer service to residents.

Estimated Rate of Pay

$38.46 - $50.00 This position is non‑exempt; the range above reflects hourly rates. The pay range displayed for this position is determined by skills and experience required, location and job complexity*. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any). In addition to base salary, Fairfield offers all full time associates the following, upon meeting eligibility requirements: Paid time off, paid holidays and sick days, paid time off for volunteering activities (optional) Matched 401(k) Medical, dental & vision insurance Flexible spending account Life insurance * Pay range is a calculation based on a midpoint price. Fairfield complies with all wage and hour laws, including minimum wage and salary exempt requirements.

Job Duties

The material duties of this position involve access to our residents’ homes, both when they are present and when they are not. The material duties of this position also involve access to the confidential information of our residents, including their financial information. Criminal history may have a direct, adverse, and negative relationship with this job duty. Pursuant to the Los Angeles, San Francisco, and San Diego County Fair Chance Ordinances, the California Fair Chance Act, and any other applicable law, we will consider for employment qualified applicants with arrest and conviction records.

What We’re Looking For
  • High school diploma or equivalent required.
  • HVAC-EPA (Type II) or EPA Universal certification strongly preferred.
  • Associates hired without an EPA certification will be required to obtain within 90 days of hire.
  • Certified Pool Operator (CPO) certification strongly preferred.
  • Associates hired without a CPO certification will be required to obtain within 90 days of hire.
  • Valid driver’s license is required.
  • Three or more years’ hands‑on apartment or building maintenance experience required.
  • Supervisory experience required.
  • Experience with Yardi or other property management accounting software.
  • Strong knowledge of plumbing, electrical, HVAC, carpentry, and appliance repair work.
  • Ability to read and comprehend budgets.
  • Professional verbal and written communication skills.
  • Superior customer service skills including the ability to manage difficult customers and/or situations.
  • Experience using Microsoft Outlook, Word, and Excel.
  • Availability to be on‑call and responsive to after hour emergencies.
  • Ability to work a flexible schedule to include weekends, evenings, and holidays.
