Job summary

Fairfield Residential is seeking a Maintenance Supervisor for Riverwoods Apartments to lead a maintenance team, ensure safety, keep the property fully operational, and enhance resident satisfaction. This role combines hands-on maintenance expertise with leadership responsibilities to preserve the property.

Ideal candidates have HVAC type II or EPA universal certification, a CPO is preferred, at least 3+ years of hands-on apartment maintenance, supervisory experience, and familiarity with Yardi

Qualifications

  • High school diploma or equivalent required.
  • HVAC‑EPA (Type II) or EPA Universal certification is required.
  • Certified Pool Operator (CPO) certification strongly preferred.
  • Associates hired without a CPO certification will be required to obtain within 90 days of hire.
  • Three or more years’ hands‑on apartment or building maintenance experience required.
  • Supervisory experience required.
  • Experience with Yardi or other property management accounting software.
  • Strong knowledge of residential plumbing, electrical, HVAC, carpentry, and appliance repair work.
  • Ability to read, write, understand and communicate in English.
  • A valid driver’s license is required.

Responsibilities

  • Property Maintenance: Oversee and perform maintenance repairs across the property. Schedule and monitor preventative maintenance programs. Respond to after‑hours emergencies as needed.
  • Operations: Manage service requests using Yardi or similar software. Maintain budgets and inventory for maintenance supplies. Ensure compliance with safety and company policies.
  • Team Leadership: Lead and develop a diverse maintenance team. Provide feedback and coaching for performance improvement. Deliver exceptional customer service to residents.

About the Role

Estimated Rate of Pay: $33.25 - $41.53 This position is non‑exempt; the range above reflects hourly rates. The pay range displayed for this position is determined by skills and experience required, location and job complexity*. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any).
