Fairfield Newport Apartment Homes in Nashville, TN seeks a Maintenance Supervisor to lead a team keeping the community safe, beautiful, and fully operational. Eligible for a 100% apartment allowance if living on-site.

You will oversee repairs, preventive maintenance, and resident service while managing budgets and safety compliance. The role requires HVAC-EPA Type II or EPA Universal and CPO preferred; three+ years in maintenance with supervisory experience.

Formación

  • High school diploma or equivalent required.
  • HVAC-EPA Type II or EPA Universal certification required.
  • CPO certification strongly preferred; associates without CPO must obtain within 90 days of hire.
  • Three or more years of hands-on apartment or building maintenance experience.
  • Supervisory experience required.
  • Experience with Yardi or other property management software.
  • Strong knowledge of residential plumbing, electrical, HVAC, carpentry, and appliance repair.
  • Ability to read, write, understand and communicate in English.
  • A valid driver’s license is required.

About the Role

As a Maintenance Supervisor, you’ll lead a team dedicated to keeping our communities safe, beautiful, and fully operational. This role combines hands‑on maintenance expertise with leadership responsibilities to ensure resident satisfaction and property preservation. The Maintenance Supervisor at Newport Apartment Homes is eligible for a 100% apartment allowance if living on-site.

What We’re Looking For
  • High school diploma or equivalent required.
  • HVAC‑EPA (Type II) or EPA Universal certification is required.
  • Certified Pool Operator (CPO) certification strongly preferred.
  • Associates hired without a CPO certification will be required to obtain within 90 days of hire.
  • Three or more years’ hands‑on apartment or building maintenance experience required.
  • Supervisory experience required.
  • Experience with Yardi or other property management accounting software.
  • Strong knowledge of residential plumbing, electrical, HVAC, carpentry, and appliance repair work.
  • Ability to read, write, understand and communicate in English.
  • A valid driver’s license is required.
Estimated Rate of Pay

Estimated Rate of Pay: $28.05 - $36.47

This position is non‑exempt; the range above reflects hourly rates.

The pay range displayed for this position is determined by skills and experience required, location and job complexity*.

Potential job offers may vary based on the skills, education, and experience a candidate holds.

This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any).

In addition to base salary, Fairfield offers all full time associates the following, upon meeting eligibility requirements:
