The Tailwind Group, Inc. is seeking a Maintenance Manager for The Quarters Bloomington, a student housing community in Bloomington, Indiana.

This full-time, on-site role supports the Property Manager, leads the maintenance team, and ensures property operations run smoothly with a strong customer-service focus. The position offers daily hours 8:30am–5:00pm, occasional nights or weekends, and compensation $25.85–$28.84 per hour plus bonus potential, with benefits like medical/dental/vision,

Qualifications

• Three or more years of experience in building maintenance.
• EPA Level II certificate preferred.
• Experience supervising a team preferred.
• Knowledge of pool service and CPO certification preferred.
• Valid driver’s license.

Responsibilities

• Demonstrate excellent customer service with residents and vendors.
• Maintain curb appeal via daily property walks with the maintenance team.
• Perform general repairs in apartments, common areas and building systems.
• Lead maintenance during turnover and make-ready processes.
• Oversee temporary staff and contractors.
• Review and follow up on work orders to standards.
• Collaborate with the Property Manager on service quality and operations.
• Assist with vendor bids and manage contractor relationships.
• Respond to after-hours emergencies and on-call duties.
• Maintain inventory and asset records; ensure safety and compliance.
