Job summary

Tailwind Group is seeking a Maintenance Technician for Quarters Gainesville, a 251‑unit student housing community. The role emphasizes preventative upkeep, capital improvement and reliable repairs to protect property value and resident satisfaction.

You will provide excellent service, manage work orders, oversee contractor work, and participate in on‑call duties. The position operates Monday–Friday 8:30am–5:00pm with occasional evenings or weekends.

Qualifications

• One or more years of experience in building maintenance, student housing experience a plus.
• Experience with HVAC and appliance repair.
• Valid driver’s license required.
• Pool service knowledge is a plus; ability to obtain CPO if needed.
• Strong customer service and communication skills with residents.

Responsibilities

• Monitor sites, buildings, clubhouse and common areas for curb appeal and cleanliness.
• Review, assign and follow up on open work orders per company guidelines.
• Provide excellent customer service to residents, prospects, vendors and officials.
• Solicit bids, negotiate contracts and oversee contractors for quality work.
• Respond to after‑hours emergencies and develop preventive maintenance plans.
• Assist with inventory of vehicles, machinery and tools and with turnover.
• Support move‑in/move‑out procedures and on‑call duties as needed.
