Job summary

Cortland is seeking a Senior Maintenance Technician in Charlotte, NC to lead maintenance operations and mentor a team of service technicians. The role focuses on advanced troubleshooting, preventative maintenance, and ensuring a safe, well‑maintained property.

You will support the Service Manager and handle complex building systems. Applicants should have 3–5+ years in maintenance, EPA certification, and strong customer-service skills.

Qualifications

• EPA universal certification is required; CPO is preferred.
• 3–5+ years of experience in maintenance, facilities, or multi-family housing.
• Advanced skills in electrical, plumbing, HVAC, appliance repair, and general building systems.
• Ability to mentor staff and support daily departmental leadership.
• Strong troubleshooting, communication, and customer-service abilities.
• Ability to safely use tools, lift heavy items, climb ladders, and work in various weather conditions.
• Willingness to participate in on-call and emergency response schedules.

Responsibilities

• Mentor and support Service Technicians and assist in leading maintenance operations.
• Serve as acting lead in the Service Manager's absence.
• Diagnose and repair advanced issues in electrical, plumbing, HVAC, appliances, and general building systems.
• Address unsafe conditions and ensure timely corrective action by the team.
• Monitor and report on building and security systems, including automatic doors and cameras.
• Perform and oversee preventative maintenance on HVAC and building equipment.
• Manage inventory of tools, supplies, and spare parts.
• Participate in on‑call rotations and respond to property and resident emergencies.
• Provide professional, high‑quality customer service to residents.
• Document all work completed and report recurring issues.
