Job summary

Cortland is seeking a Service Manager to lead the maintenance team for a multimillion‑dollar multifamily community in Nashville. You will oversee all maintenance operations, implement preventive programs, manage staffing, and ensure high‑quality service that protects asset value and resident satisfaction.

The role requires 3–5+ years in maintenance with carpentry, plumbing, electrical, and HVAC, plus EPA and CPO certifications.

Qualifications

• 3-5+ years of maintenance experience in carpentry, plumbing, electrical and HVAC.
• Leadership skills to train, mentor and manage a team.
• EPA and CPO certifications required.
• Knowledge of EPA, OSHA, ADA and Fair Housing regulations.
• Strong customer-service and communication abilities.

Responsibilities

• Diagnose and resolve complex maintenance issues across electrical, plumbing, HVAC, appliance, structural, lighting, and security systems.
• Guide the team in preventive maintenance and timely repairs to support resident satisfaction.
• Oversee on-site maintenance operations, inspections, and safety compliance.
• Manage on-call rotation and respond to emergencies as needed.
• Track maintenance requests, schedules, and records; optimize parts inventory and budget.
