Job summary

Capital Property Solutions (CPS) is seeking a seasoned Maintenance / Facility Supervisor for a 17‑story residential building near Franklin Park Conservatory in Columbus. You will supervise a Maintenance Technician, perform hands‑on maintenance, and manage work orders, budgets, and safety programs to ensure reliable, safe operations.

You bring 5–7 years of property maintenance with supervisory experience, EPA 608 certification, and strong HVAC/R knowledge.

Qualifications

• 5–7 years of property maintenance experience, including supervisory responsibility.
• High school diploma required; Associate’s degree or trade certification preferred.
• EPA 608 certification and strong HVAC/R knowledge.
• Proven leadership skills with the ability to coach, motivate, and develop staff.
• Working knowledge of building codes, life‑safety systems, and OSHA regulations.
• Ability to read and interpret mechanical, electrical, and plumbing schematics.
• Strong organizational, prioritization, and budget management skills.
• Professional communication skills and a resident‑focused mindset.

Responsibilities

• Supervise and mentor the Maintenance Technician, monitor workload, ensure productivity, quality, safety compliance, and hands‑on skill development.
• Monitor and maintain HVAC, boilers, chillers, pumps, plumbing, electrical, lighting, and ventilation.
• Provide hands‑on support for basic plumbing, electrical, carpentry, painting, drywall patching, and door hardware.
• Manage the full work‑order process including prioritization, scheduling, standards, and resident communication.
• Conduct regular property walkthroughs to identify maintenance needs and ensure systems function properly.
• Develop and manage preventive maintenance schedules and maintain logs and histories.
• Oversee vendors, sourcing, negotiating, scheduling, and quality of repairs and inspections.
• Manage department budget, procurement, and inventory control.
• Coordinate elevator, fire/life-safety, and mechanical/electrical test schedules with licensed vendors.
• Respond to emergencies after hours and escalate to Maintenance Director as needed.
• Maintain tools and work areas with safe, organized practices; lead OSHA safety briefings.
