Job summary

Capital Property Solutions in Columbus is seeking an experienced Maintenance / Facility Supervisor to oversee maintenance operations at our 17-story high-rise near Franklin Park. You will lead a technician, manage building systems, coordinate vendors, and ensure reliability and safety of the property’s critical infrastructure.

The role offers an annual salary of $80,000 to $90,000, 100% company‑paid medical insurance, and a comprehensive benefits package including opportunities for advancement

Qualifications

• 5–7 years of property maintenance experience with supervisory responsibility.
• High school diploma required; Associate’s degree or trade certification preferred.
• EPA 608 certification and strong HVAC knowledge.
• Working knowledge of building codes, life‑safety systems, and OSHA regulations.

Responsibilities

• Supervise the Maintenance Technician, monitoring workload, ensuring productivity, safety compliance, and on‑going hands‑on skill development.
• Monitor and maintain building systems, including HVAC, boilers, chillers, pumps, plumbing, electrical systems, lighting, and ventilation.
• Provide hands‑on support for troubleshooting and minor repairs (plumbing, electrical, carpentry, painting, drywall patching, door hardware).
• Manage the full work‑order process from prioritization to completion and resident communications.
• Conduct regular property walkthroughs to identify maintenance needs and ensure systems function properly.
• Develop and manage preventive maintenance schedules; maintain logs, equipment histories, and warranty docs.
• Oversee contractors and service vendors: sourcing, negotiating, scheduling, and ensuring quality repairs/inspections.
• Manage the maintenance department budget, procurement of parts, and inventory control.
• Coordinate inspection schedules for elevators, fire/life-safety systems, and plant equipment with licensed vendors.
• Respond to emergencies outside of normal hours and escalate to Maintenance Director when needed.
• Maintain tools and work areas in a safe condition; lead safety briefings and OSHA compliance.
