Job summary

Atria Senior Living in New York is seeking a Building Engineer to launch and operate a new luxury senior living community in a high-rise urban setting. You will lead the maintenance team, oversee all physical aspects of the property, and ensure resident satisfaction through reliable service and safety compliance.

The role covers HVAC, electrical, plumbing, building automation, vendor management, and turnover.

Qualifications

• Bachelor’s Degree in related area and 5+ years high rise property management experience.
• Advanced knowledge in building facility management, project management and engineering, building codes, fire safety.
• Experience with building automation systems, work order tracking, access controls and life safety systems.
• Strong customer service mindset and ability to follow through.
• Demonstrated ability to use independent judgement and discretion to meet company goals.
• Ability to train staff in maintenance tools.
• Ability to multi-task and prioritize.
• Working knowledge of computer systems and applications.
• Ability to communicate via phone, email, video conference and text.
• Ability to lift up to 60 pounds and work in confined spaces or at heights.

Responsibilities

• Manage preventative maintenance for HVAC, electrical, plumbing, flooring, painting, major appliances and amenities.
• Lead maintenance team and manage outside vendors and contracts; negotiate terms.
• Interview, hire, train, and evaluate assigned staff.
• Implement and monitor programs to control expenses and improve customer satisfaction.
• Manage department expenditures within approved budget.
• Oversee apartment turnover to ensure timely rentals.
• Maintain customer service standards by handling requests via work order system and ensuring resolution.
• Inspect grounds, building and apartment homes for full functionality and compliance with DOH and company standards.
• Ensure compliance with laws while adhering to policies and safety standards.
• May drive company vehicle and perform other duties as needed.
