Job summary

UG2 LLC is seeking a Program Director to oversee facility operations, maintenance, and engineering for a life sciences portfolio. You will lead large cross-functional teams, standardize best practices, and manage capital projects to ensure reliable, compliant facilities services.

The role requires extensive experience in facilities management, strong leadership, and expertise in building systems, with a focus on safety and regulatory compliance.

Qualifications

• Bachelor’s degree in engineering, Facilities Management, or related field.
• 10+ years in facilities management with at least 5 years in leadership within life science/pharma/research facilities preferred.
• Knowledge of building systems: utility, HVAC, electrical, plumbing, BMS, life safety, and laboratory infrastructure.
• Experience with preventive and predictive maintenance, energy management, and sustainability initiatives.
• Strong project management skills; ability to manage multiple projects simultaneously.
• Excellent communication, leadership, and interpersonal skills.
• Proficiency in CMMS and related software.
• Ability to respond to emergencies outside normal business hours.

Responsibilities

• Lead and mentor a team of engineers, maintenance technicians, and support staff.
• Develop and implement SOPs for facility operations and maintenance.
• Establish and monitor KPIs for operational excellence.
• Oversee operation, maintenance, and repair of building systems (HVAC, electrical, plumbing, BAS, life safety, labs).
• Implement preventive and predictive maintenance programs to minimize downtime.
• Ensure compliance with OSHA, EPA, and building codes.
• Provide technical leadership for central utility plants and life sciences infrastructure.
• Advise on capital planning, lifecycle management, and operational readiness for new/renovated facilities.
• Review and approve SOPs, P&IDs, and engineering procedures.
• Develop and manage small capital projects; collaborate with property management, tenants, stakeholders.
• Develop and manage annual operating and capital budgets; track expenses and pursue cost savings.
• Negotiate contracts with vendors and service providers; evaluate vendor performance.
• Develop emergency response plans; stay abreast of industry trends and best practices.
• Identify and implement innovative solutions to improve efficiency, sustainability, and facility performance.
