Job summary

Rising Realty Partners is seeking a Vice President, Industrial Acquisitions to lead industrial deals from first look to close. You will cultivate broker/owner relationships, set underwriting theses, and coordinate diligence with the capital markets team.

This role emphasizes autonomy, market coverage across the Western Sunbelt, and building a scalable platform while partnering with senior leadership to grow the industrial portfolio.

Qualifications

• 5+ years of CRE investment experience, including acquisitions.
• Direct experience as lead/co-lead on closed acquisitions.
• Industrial experience, small-bay/flex/IOS product a plus.
• Advanced financial modeling in Excel and Argus.
• Experience with PSAs, JVs, and loan documents.
• Broker/owner relationships in Western U.S.
• Bachelor’s degree in related field.
• Experience working in a distributed team and remote setup.
• Willingness to travel regularly to target markets.

Responsibilities

• Own and expand relationships with investment sales, capital markets, and leasing brokers.
• Maintain direct coverage of owners, developers, and operating partners; cultivate proprietary flow.
• Track submarket fundamentals and translate into defensible investment theses.
• Represent the firm at industry events and with broker community.
• Set underwriting thesis and build cash flow models in Excel and Argus.
• Structure capital stack, including debt sizing and JV waterfalls.
• Own investment memorandums for investment committee and capital partner review.
• Partner with Head of Capital Markets to match equity to transactions.
• Lead deal management from LOI through closing and negotiate agreements.
• Deliver clean handoff to asset management at closing.
• Run pipeline in Dealpath/Asana/Google Workspace and maintain shared systems.
