Job summary

Rising Realty Partners seeks a Vice President of Industrial Acquisitions to lead opportunities from first look to closing, owning broker, owner, and seller relationships to generate proprietary deal flow. This is a lead seat with real autonomy.

You will partner with the Head of Capital Markets on capital formation, model cash flows in Excel and Argus, structure the capital stack, and guide diligence through closing, with travel to target markets.

Qualifications

• 5+ years of commercial real estate investment experience, including acquisitions.
• Experience as lead or co-lead on closed acquisitions.
• Industrial experience with small-bay, flex, and IOS product is a plus.
• Expert-level financial modeling in Excel; working fluency in Argus.
• Established broker and owner relationships in Western U.S. markets.

Responsibilities

• Lead opportunities from LOI to closing and manage broker/owner/seller relationships.
• Set underwriting theses, build and stress-test cash flow models in Excel/Argus.
• Structure debt, JV terms, and organize investment memos for committees.
• Partner with Head of Capital Markets on equity matching and capital formation.
• Oversee diligence, negotiations, and handoff to asset management at closing.
