Job summary

Rising Realty Partners is seeking a Senior Associate, Industrial Acquisitions to lead opportunities from initial look to close. You will develop broker, owner, and seller relationships to generate proprietary deal flow while underwriting and building equity and debt structures with the Head of Capital Markets.

The role offers remote work with regular travel to Western Sunbelt markets and beyond. You will manage diligence, coordinate with external counsel, and deliver compelling investment

Qualifications

• 4+ years of commercial real estate investment experience in acquisitions.
• Hands-on involvement in closed acquisitions with clear ownership of workstreams.
• Industrial experience or adjacent product with interest in industrial sector.
• Strong financial modeling in Excel and working knowledge of Argus.
• Exposure to PSA’s, joint venture agreements, and loan documents.
• Developing network of broker and owner relationships.
• Bachelor’s degree in real estate, finance, economics, accounting, or related field.
• Willingness to travel regularly to target markets.

Responsibilities

• Sourcing and market coverage: build relationships to generate a steady pipeline of opportunities.
• Underwriting & investment analysis: build market rent, TI budgets, exit cap rate, and hold period.
• Capital formation: match equity to transactions and engage in partner meetings.
• Transaction execution: manage LOI through closing and coordinate with counsel.
• Platform & process: run pipeline in Dealpath, Asana, and Google Workspace.
• Team leadership: supervise analysts and contribute to acquisitions team growth.
