Job summary

Chelsea Investment Corp. is seeking a General Superintendent in Carlsbad, CA to lead field construction efforts on multifamily/commercial projects.

You will drive quality, safety, and execution across sites, coach field teams, and ensure adherence to company standards throughout project lifecycles. The role requires extensive field leadership experience, deep construction knowledge, and a willingness to travel up to 75% with overnight trips across California and neighboring markets.

Qualifications

• Extensive progressive experience with a general contractor on complex multifamily or comparable commercial projects.
• 15+ years of progressive construction experience preferred, including 10+ years in Superintendent/senior field leadership.
• Broad technical knowledge across trades, construction means, methods, sequencing, constructability, quality control, and closeout.
• Advanced knowledge of Type I/III/V construction and life-safety/building requirements.
• Ability to identify workmanship, constructability, sequencing, safety, and quality issues via active jobsite observation.
• Strong understanding of schedules and the relationship among procurement, sequencing, labor, inspections, milestones, and delivery.
• OSHA 30 certification required.
• Experience with subcontractors, inspectors, consultants, safety professionals, and external partners.
• Proficiency with construction technology (Procore or similar) and scheduling tools plus MS Office.
• Ability to coach, influence, and hold professionals accountable beyond direct reporting lines.
• Strong interpersonal and relationship-building skills across field and office teams.
• Effective verbal and written communication and conflict-resolution ability.
• Judgment and problem-solving to distinguish issues for project-level action vs escalation.
• Highly organized and able to prioritize across multiple projects and locations.
• Willingness to travel ~75% with overnight travel across CA, UT, NV, NM, and other markets.
• Experience in multifamily and/or affordable housing construction preferred.

Responsibilities

• Provide field leadership and technical oversight across multiple projects.
• Walk active jobsites, evaluate conditions, and ensure quality, safety, and schedule adherence.
• Guide major construction disciplines and trades (sitework, structure, envelope, MEP, finishes, life safety).
• Identify field conditions and coordinate corrective actions with project teams.
• Conduct constructability reviews of plans and schedules.
• Advise on interpretation and enforcement of plans, specs, and standards.
• Support milestones like preconstruction, frame walks, inspections, turnover, and warranty walks.
• Promote consistent quality-control practices across projects.
• Identify recurring issues and drive practical improvements with leadership teams.
• Coach Superintendents and field personnel to raise performance and accountability.
• Communicate with subcontractors, officials, and external partners professionally.
• Leverage Procore and other systems for documentation and reporting.
• Provide timely feedback on field performance and safety.
• Escalate significant concerns to leadership when needed.
• Travel regularly to project sites and markets as required.
