Job summary

Charles Schwab Corporation in Omaha, NE is seeking a Facility Operating Engineer Level 3 to ensure safe, reliable operation of critical building systems across a large corporate campus. You will troubleshoot, perform preventive and corrective maintenance, and oversee mechanical, electrical, and plumbing networks.

This role requires CMMS/BMS proficiency, ability to read schematics, and strong communication with leadership, staff, and vendors.

Qualifications

• Requires a high school diploma or GED with universal CFC certification.
• Minimum 6 years of facilities/operations experience, including 4+ years on critical facilities.
• Strong knowledge of mechanical, electrical, plumbing, HVAC, and critical power systems.
• Ability to read one-line diagrams and building schematics.
• Experience with CMMS, BMS, and budgeting concepts for capex/opex.

Responsibilities

• Install, maintain, repair and troubleshoot mechanical, electrical, plumbing, HVAC, and critical infrastructure systems.
• Operate the Building Management System and respond to alerts, backups, and setpoint changes.
• Monitor central plant and electrical systems; diagnose malfunctions and take corrective action.
• Oversee generators, UPS, chillers, boilers, cooling towers, pumps, and related equipment.
• Interpret drawings, procedures, and sequences of operations for safety and reliability.
• Support critical load management, capacity planning, and documentation.
• Use CMMS to manage work orders, PM schedules, and incident reports.
• Provide mentorship and training to junior engineers; coordinate vendor activity.
• Conduct inspections, record readings, and maintain technical documentation.
