Job summary

Charles Schwab is seeking a Facility Operating Engineer Level 3 in Orlando, FL. You will ensure safe, reliable operation of critical building systems across a large corporate campus, troubleshoot complex issues, and provide mentorship to junior staff.

You will monitor and optimize mechanical, electrical, plumbing, HVAC, and power infrastructure, while coordinating with vendors and facility leadership to maintain high performance and compliance.

Qualifications

• High school diploma or GED and CFC certification.
• 6+ years in facilities engineering or building operations, 4+ in critical facilities.
• Strong knowledge of mechanical, electrical, plumbing, HVAC, power, and fire-life-safety systems.

Responsibilities

• Install, maintain, repair, troubleshoot, and adjust mechanical, electrical, plumbing, HVAC, and critical infrastructure systems.
• Operate and monitor the Building Management System and respond to alerts.
• Monitor central plant and electrical systems; diagnose malfunctions and take corrective action.
• Oversee generators, UPS, chillers, boilers, pumps, and water treatment systems.
• Interpret diagrams, schematics, and operating procedures; support load management.
• Manage work orders, preventive maintenance schedules, and safety training.

As a Facility Operating Engineer Level 3, you will help ensure the safe, reliable, and efficient operation of critical building systems across a large corporate campus environment. In this experienced individual contributor role, you will perform advanced troubleshooting, preventive and corrective maintenance, system monitoring, incident response, and vendor oversight for mechanical, electrical, plumbing, HVAC, Building Management System, and other critical infrastructure systems.

You will monitor facility operations, identify and resolve complex system issues, and support operational continuity, safety, compliance, and critical load management. You will also provide technical guidance and training to junior engineering staff while partnering with facility leadership, employees, and vendors to maintain a safe, well-controlled, and high-performing workplace environment.

In this role, you will:

• Install, maintain, repair, troubleshoot, and adjust mechanical, electrical, plumbing, HVAC, refrigeration, and critical infrastructure systems.
• Operate and maintain the Building Management System, including responding to alerts, modifying set points, supporting administrator functions, rotating the chiller plant, completing database backups, and troubleshooting system issues.
• Monitor central plant, critical electrical, air-conditioning, and building infrastructure systems; determine the cause of malfunctions and take appropriate corrective action.
• Operate and support generators, automatic transfer switches, uninterruptible power supply systems, chillers, boilers, cooling towers, air handlers, pumps, valves, motors, and water treatment systems.
• Interpret electrical one-line diagrams, mechanical-electrical-plumbing drawings, building schematics, technical procedures, and sequence-of-operations documentation.
• Support critical electrical load management, capacity planning, monitoring, and documentation.
• Use the computerized maintenance management system to manage work orders, projects, training, corrective maintenance, and preventive maintenance schedules.
• Develop, review, execute, and supervise emergency, maintenance, and standard operating procedures for critical system work.
• Prioritize and elevate incidents, provide ongoing communications, and participate in root-cause analyses and post-incident reviews.
• Coordinate and oversee vendor repair and project activity, including site orientation, work supervision, safety compliance, and progress reporting.
• Provide technical mentorship, direction, and training to junior engineering staff.
• Conduct routine inspections and building rounds, record readings, make adjustments, and analyze results.
• Support capital and operating expense budget planning.
• Complete required safety and compliance training and maintain accurate technical documentation.

What you have

Required qualifications:

• High school diploma or GED.
• Universal CFC certification.
• Minimum of 6 years of related facilities engineering or building operations experience, including at least 4 years supporting critical facilities operations.
• Advanced knowledge of mechanical, electrical, plumbing, HVAC, critical power, generators, transfer switches, UPS systems, Building Automation Systems/Building Management Systems, and fire-life-safety systems.
• Knowledge of electrical distribution systems and the ability to interpret complex one-line diagrams.
• Knowledge of OSHA standards, safe work practices, infrastructure risk management, reliability practices, and maintenance strategies.
• Ability to interpret mechanical-electrical-plumbing drawings, building schematics, technical instructions, and operating procedures.
• Experience using computerized maintenance management systems (CMMS), Building Management Systems (BMS), Microsoft Office, and related software.
• Ability to diagnose complex operational issues, prioritize competing responsibilities, and make sound decisions in high-pressure situations.
• Experience with budget planning and concepts for cap ex/op ex budgets.
• Strong written and verbal communication skills and the ability to effectively convey technical information to various audiences.
• Ability to meet the physical requirements of the role, including extended periods of walking and standing, climbing ladders, working at heights, and regularly lifting up to 50 pounds.
• Flexibility to support shift work, after-hours emergency response, weekends, holidays, and occasional travel as needed.

Preferred qualifications:

• Trade-school certification or completed degree program from an accredited institution.
• Manufacturer-provided mechanical training or certification, such as York or Trane.
• Electrical or mechanical license.
• Experience supporting Class A corporate campuses or data centers.
• Experience as Shift lead/oversite and supervision for all engineers.
• Experience with change-management processes.
• Knowledge of National Electrical Code and applicable jurisdictional codes.

Please note: this position is Monday - Friday in the office 5 days/week 8:00AM - 4:30PM. It is only available at our Orlando, FL location. Candidate must reside in/near or be willing to relocate at their own expense to the listed location.
