Senior Facilities Specialist - Multi-Skilled City Buildings

Job summary

City of Wilmington is seeking a Sr. Facilities Specialist to keep City buildings safe, functional, and operating efficiently. You will work with HVAC, electrical, plumbing, security systems, and preventative maintenance to support reliable facility operations.

This hands-on role requires strong troubleshooting, attention to detail, and the ability to coordinate with contractors and city departments. On-call rotation and a valid Class C license may be required.

Qualifications

• Vocational/Technical training or certificate beyond high school and 3 years of relevant commercial building systems maintenance experience, or equivalent combination of education and experience.

Responsibilities

• Performs skilled carpentry, general maintenance, repairs, installations, and projects involving drywall, painting, doors, hardware, and office furniture.
• Operates and monitors building automation and energy management systems; checks operation and makes adjustments for comfort and efficiency.
• Maintains, troubleshoots, and repairs HVAC systems, boilers, chillers, and related equipment; replaces filters and belts and inspects components.
• Maintains electrical equipment including light fixtures, outlets, switches, and security lighting; orders materials and troubleshoots.
• Lock servicing, keying, doors and door hardware; maintains/replaces locksets, closers, frames, hinges, and access controls.
• Maintains, installs, and repairs plumbing equipment to prevent backups and service interruptions.
• Uses work order system to document work performed, labor, materials, and equipment; maintains records.
• Coordinates with contractors, vendors, and suppliers; assists with pricing and ensuring work is completed.
• Provides professional customer service to City departments; communicates status and impacts.
• Identifies deficiencies and opportunities to improve reliability and operations.
• May provide guidance to other Facilities staff and participate in training and on-call rotations.
• Performs other related duties as assigned.
