Job summary

Balfour Beatty Communities is seeking a Maintenance Manager to lead a team of maintenance technicians and grounds staff across residential communities. You will ensure work orders are completed to company standards, manage safety programs, and coordinate with environmental and safety teams to maintain compliance.

Ideal candidates have 3+ years in property maintenance management, supervisory experience, and strong knowledge of OSHA rules and Yardi.

Qualifications

• High School Diploma or GED required.
• College courses or technical school training strongly preferred with relevant trade certifications and licenses.
• Project management experience desirable.
• Minimum of three years of property management or maintenance operations experience.
• Minimum of one year of supervisory or team leadership experience.
• Comprehensive knowledge of all phases of property and facilities management.
• Strong OSHA safety compliance knowledge.
• Experience with Yardi property management software preferred.
• Must be available for night and weekend emergency call duty as needed.
• Strong understanding of work order classifications, environmental compliance, and emergency response procedures.
• Proven project coordination and communication skills.
• Must possess a valid state driver's license.

Responsibilities

• Provide comprehensive management oversight across daily operations, financial reporting, procurement, and performance management for a maintenance team.
• Supervise grounds, landscaping, and maintenance staff to meet curb appeal standards.
• Oversee performance of trades across plumbing, electrical, HVAC, carpentry, and related trades.
• Train and supervise staff on safety practices and PPE usage.
• Organize and assign work orders to meet response times and quality standards.
• Track key metrics to support continuous improvement and accountability.
• Coordinate with Environmental Specialists and vendors for compliant completion of environmental work orders.
• Ensure OSHA logs and safety documentation are current and compliant.
• Oversee preventive maintenance programs for HVAC and facilities infrastructure.
