Job description

Houston, TX | Primarily Office-Based
About the Opportunity

A commercial real estate organization is seeking an experienced facilities leader to oversee building operations, preventive maintenance, and capital improvements across a portfolio of company-owned and client-managed commercial properties.

This role is ideal for someone who has managed facilities across multiple locations, understands major building systems, and can lead internal teams and outside contractors. You will assess property conditions, prioritize repairs and replacements, manage budgets, and improve the reliability and cost efficiency of property operations.

Based in Houston and reporting directly to the company president, this position is primarily office-based, with regular property visits and approximately two to five days of travel per month.

What You’ll Do
  • Oversee facilities operations and physical asset performance across commercial properties and service locations.
  • Lead facilities managers and maintenance teams, establishing clear priorities and accountability for property conditions, service quality, and costs.
  • Develop and maintain capital improvement plans, operating budgets, property condition assessments, and preventive maintenance programs.
  • Evaluate HVAC, roofing, mechanical, electrical, and elevator systems to identify maintenance needs and prioritize repairs and replacements.
  • Manage vendor selection, contract negotiations, and contractor performance to ensure work meets budget, schedule, and quality expectations.
  • Determine staffing, equipment, and material needs across the portfolio.
  • Partner with project managers, estimators, and superintendents on project budgets, construction approaches, and value-engineering opportunities.
  • Monitor operating expenses and identify practical opportunities to reduce costs and improve net operating income.
  • Track maintenance activity, capital spending, and property performance, providing regular updates to senior leadership.
  • Improve facilities management systems and workflows, including CMMS use, maintenance tracking, and reporting.
  • Oversee adherence to applicable health and safety standards and address issues promptly.
What You Bring
  • 10+ years of facilities management or physical asset management experience, including oversight of commercial building operations, maintenance, and capital improvements.
  • Strong technical knowledge of major building systems, including HVAC, roofing, mechanical, electrical, and elevators.
  • Experience overseeing multiple properties and coordinating internal facilities teams, maintenance personnel, and third-party vendors.
  • Demonstrated responsibility for capital planning, operating budgets, preventive maintenance, and property condition assessments.
  • Experience negotiating service contracts and holding vendors accountable for cost, quality, and performance.
  • Working knowledge of construction methods and the ability to collaborate with project managers, estimators, and superintendents.
  • Proficiency with facilities management and maintenance systems such as FMX, Yardi, or comparable platforms, along with strong Excel skills.
  • Clear communication, sound judgment, and the ability to manage competing priorities independently.
  • Availability to work primarily from the Houston office, visit properties regularly, and travel approximately two to five days per month.
Preferred Qualifications
  • Experience across multiple commercial property types, particularly office, industrial, and retail.
  • Bachelor’s degree in construction management, building science, architecture, engineering, or a related field.
Compensation and Benefits
  • Base salary of $130,000–$150,000
  • 401(k)
  • Paid time off
  • Direct access to company leadership and the opportunity to shape facilities operations, capital planning, and portfolio performance
