For over 15 years, L&L has built commercial stairs, railings and miscellaneous metals that last. As we grow, we’re looking for an Assistant Project Manager to help keep our projects organized, on schedule and on budget from award through close-out.
The role at a glance
- Location: Owings Mills, MD
- Schedule: Full-time, Monday–Friday
- Pay: $65,000–$85,000 base + 10% target annual performance bonus
Who we are
Since 2009, L&L Incorporated has designed, fabricated and installed commercial stairs, railings & miscellaneous metals. We’re a family-founded company serving property management companies, general contractors and engineers across Maryland, Virginia and DC.
Why we’re different
We’re a true turnkey partner. Everything happens in-house:
- Scope development and estimating
- Design, engineering and permitting
- Project management
- Production in our Owings Mills shop
- Installation
That means tight quality control, thorough upfront scoping that avoids change orders, and a 5-year workmanship warranty behind everything we build. It’s what we mean by A Step Above The Rest.
Where we’re going
We’re growing our core business and turning 15+ years of fabrication know-how into new prefabricated product lines. This role is a path into project management at a company that’s building for what’s next.
What you’ll do

- Review the project budget with the Project Manager so material and labor needs are clear.
- Help with takeoffs and scope verification.
Keep the work moving
- File permits, track their progress, and work with our detailing team on anything the permit office needs.
- Write RFIs and change orders and send them to clients for approval.
- Check stock material, source what’s needed, send RFQs to multiple vendors and negotiate pricing.
- Issue purchase orders, track lead times in Procore, and confirm every delivery is received.
- Generate project kit lists for the shop.
- Watch project timelines and flag potential delays or scope gaps early.
Keep everyone informed
- Send weekly updates to clients on every active project.
- Prepare meeting minutes, look-ahead schedules and status updates for internal teams and clients.
- Keep project documents and correspondence accurate and current in Procore.
Close it out right

- Track equipment check-in and check-out in Procore.
