Job summary

Les Schwab Tire Centers seeks a Director of Property Development to lead a team responsible for taking new and remodeled tire center locations from site approval through due diligence, design, permitting, and turnover to construction.

The role builds a scalable development platform to support long-term growth, working closely with Real Estate, Construction, Legal, Finance, and local municipalities. Based in Bend, OR with travel as needed.

Qualifications

8–10+ years in commercial development or project management.
Experience with ground-up development and multi-site retail, automotive, or hospitality.
Degree in Architecture, Engineering, Planning, Construction Management, Real Estate Development, or related field preferred.

Responsibilities

Lead Property Development Managers; set performance expectations and scale processes.
Own pipeline performance, project schedules, budgets, risk mitigation, and reporting.
Partner on site feasibility, zoning analysis, environmental studies, and title matters.
Drive entitlement and permitting strategies; represent company at hearings and negotiations.
Oversee architects, engineers, and consultants; negotiate contracts and monitor performance.
Coordinate with Construction, Finance, and Legal for turnovers, budgets, and LOI/lease terms.
Define KPIs (cycle times, budget variances) to improve execution and reduce costs.
