Job summary

Hyperscale Data Centers seeks a Director of Preconstruction to own the front-end of major data center developments across the United States. Lead due diligence, permitting, and feasibility; align design, budget, and schedule to unlock construction readiness.

You will direct architects, engineers and vendors, manage CapEx, and drive executive reviews to mitigate risks and secure investment runway.

Qualifications

• Significant experience leading preconstruction or front-end delivery for data centers or mission-critical infra.
• Strong understanding of site evaluation, due diligence, design development, permitting and handover.
• Ability to translate opportunities into executable, funded projects.

Responsibilities

• Lead preconstruction strategy across a portfolio of large-scale data center developments.
• Own project readiness from site diligence through construction handover.
• Direct due diligence set-ups, informing investment decisions.
• Shape site strategy, feasibility, delivery approach and route from acquisition to readiness.
• Oversee design, permitting, cost and programme integration with milestones.
• Direct architects, engineers and consultants on design development and risk.
• Set budgets and CapEx strategy, reporting cost and schedule to senior leadership.
• Define procurement and contracting strategies across consultants and contractors.
• Lead executive reviews and identify risks impacting investment or schedule.
• Align Real Estate, Development, Finance, Construction and Operations objectives.
• Establish governance standards to deliver multiple developments consistently.
• Oversee smooth transition into construction with aligned scope and procurement.
