Hyperscale Data Centers seeks a Director of Preconstruction to own the front-end of major data center developments across the United States. Lead due diligence, permitting, and feasibility; align design, budget, and schedule to unlock construction readiness.

You will direct architects, engineers and vendors, manage CapEx, and drive executive reviews to mitigate risks and secure investment runway.

Qualifications

• Significant experience leading preconstruction or front-end delivery for data centers or mission-critical infra.

The business is developing large-scale digital infrastructure for increasingly power-intensive customer requirements, combining development, engineering, construction, and operational capability.

As Director – Preconstruction, you will:

• Lead preconstruction strategy across a portfolio of large-scale data center developments, owning project readiness from site diligence through construction handover
• Direct development due diligence, establishing the technical, commercial, permitting and delivery position required to inform major investment decisions
• Shape site and development strategy, determining project feasibility, delivery approach and the route from acquisition through construction readiness
• Own design, permitting, cost and programme integration, ensuring each development progresses against clearly defined investment and delivery milestones
• Direct architects, engineers and specialist consultants, driving accountability across design development, constructability, value engineering and project risk
• Establish project budgets and CapEx strategy, providing senior leadership with clear visibility of cost, schedule, risk and capital requirements
• Define procurement and contracting strategy across consultants, contractors and critical preconstruction packages, leading key commercial evaluations and negotiations
• Drive executive-level project reviews, identifying critical risks and decisions that could impact investment, schedule or construction readiness
• Partner with Real Estate, Development, Finance, Construction and Operations leadership to align commercial objectives with executable project plans
• Establish the preconstruction standards, processes and governance required to deliver multiple developments consistently as the portfolio scales
• Own the transition into construction, ensuring projects enter execution with aligned scope, design, budget, schedule, procurement strategy and risk position

The Person

You will bring:

• Significant experience leading preconstruction, development or front-end project delivery within data centers, mission-critical infrastructure or similarly complex technical developments
• Strong understanding of the complete preconstruction lifecycle, including site evaluation, due diligence, design development, permitting, budgeting and construction handover
• Experience assessing development risk and translating early-stage opportunities into clearly defined, executable projects
• Strong technical understanding of data center infrastructure, including electrical, mechanical, civil and structural interfaces
• Proven experience directing external architects, engineers, consultants, contractors and specialist vendors
• Strong commercial capability across project budgets, CapEx planning, estimating, procurement and contract negotiations
• Ability to lead multiple complex development workstreams while maintaining control of programme, risk and key decision points
• The credibility to influence senior internal stakeholders and external partners throughout the development process
• Bachelor’s degree in Construction Management, Engineering, Architecture or a related discipline
