Job summary

Rowan Digital Infrastructure seeks a Manager of Site Development to lead origination and development across our data center portfolio, shaping strategy and advancing sites through due diligence and entitlements toward leasing and construction.

The role requires strong negotiation, cross-functional leadership, and project management skills, with 40% travel. Denver-based, hybrid work environment with opportunities to influence multiple projects and strategic outcomes.

Qualifications

• Bachelor’s degree in a relevant field and 5-7 years of experience leading large-scale, complex site development projects or portfolios in the data center or commercial real estate industry.
• Demonstrated experience negotiating commercial agreements, including land purchase agreements, energy, water/wastewater service, and economic development agreements.
• Demonstrated ability to work with external stakeholders to advance complex infrastructure projects.
• Strong experience leading cross-functional initiatives with responsibility for project strategy, budgets, schedules, and risk management.

Responsibilities

• Collaborate with senior-level deal leads across a portfolio of data center projects from site origination to construction commencement.
• Independently manage site due diligence contractors, overseeing contracts, onsite activities, schedules, and budgets.
• Support senior deal leads with negotiations including land acquisitions and development agreements.
• Coordinate cross-functional evaluation of potential sites with power/energy, engineering, legal, planning, and other teams.
• Advance development activities including land transactions, entitlements, permitting, and due diligence; relate impacts to investment metrics.
• Collaborate with internal teams to identify project risks and ensure long-term viability.
• Represent the project to teams and leadership with clear updates.
• Contribute to team growth by improving diligence and reporting processes.
