Job summary

Colovore is seeking an experienced site development leader to drive pre-development and entitlements for high-density data center campuses. You will own the process from site control to construction readiness, coordinating design, engineering, finance, and operations to meet timelines and budgets.

You will lead commercial negotiations, manage development budgets, and oversee external consultants and regulatory approvals, ensuring efficient handoffs to Construction and long-term operability.

Qualifications

• 7+ years in land/site development or front-end construction for large capital projects.
• Experience owning entitlement and permitting campaigns through public approvals.
• Experience managing external consultants and development partners.
• Experience developing development-stage budgets and cost models.

Responsibilities

• Own each site from site control through construction readiness, aligned to power and customer requirements.
• Establish and manage development schedules, budgets, milestones, and critical-path activities.
• Coordinate cross-functional workstreams to move sites toward construction readiness.
• Identify entitlement, permitting, infrastructure, cost, and schedule risks and mitigate.
• Lead commercial negotiations and development finance activities, and hand off to Construction as needed.
• Manage consultants, environmental and land-use partners, and due-diligence efforts.
